Access Statement

INTRODUCTION

We are a small family run rural guest accommodation establishment in a Georgian Grade 2 listed house and converted barn. We have six en-suite rooms and two self catering cottages.

The following is a summary of our provision and if you have any specific questions please feel free to contact us and we will endeavour to help.

Pre-Arrival

We can be contacted by telephone, post or e-mail – details on business cards. (Large print can be arranged).

We have a very informative web site with location map and post code.

Nearest train station and bus stop is in Hunmanby five miles away.

We are happy to arrange taxi travel for you.

Arrival & Car Parking Facilities

Check in is usually between 4-6pm or a time prearranged with the guest.

There is a large sign at the end of the drive, continue down long concrete drive, fork left.

You are welcome to park by the main door while we assist with luggage.

Ample parking and turning area, concrete or paved area.

Main Entrance & Reception

Both front & back doors have bells which we suggest you ring on initial arrival so we can familiarise you with the layout.

The front door is located from concrete & has two steps into the main reception.

The back door has a very low step from a paved area which continues to be level access into the house; we recommend this access for wheelchairs & for people with mobility disabilities.

Public Areas-General (Internal)

The general layout offers very spacious facilities; the doorway into the dinning room is 85cm wide.

Four rooms are located on the first floor which is accessed by ten steps then a turning point then nine steps to the first floor. Being a Georgian property the stairs are very shallow & graceful, 15cm high & 30 cm deep & 105cm wide, there is a wooden handrail on the left-hand side.

All hallways & landings have good colour contrast & are well lit.

All floor surfaces except bathrooms are covered by top quality wool carpets, dining room & sitting room have laminate underfloor heating.

Public Areas – WC

All rooms are en-suite but there is a public toilet on the ground floor near the back door.

Dining Room, Bar & Lounge.

Breakfast is served in the dining room on the ground floor around one large table unless individual tables have been requested which can be set up in the large hall, ample space for wheel chairs or high chair.

Menus & wine lists can be provided in large print if requested or verbally explained.

Hot food at breakfast is waitress service, a buffet for fruit, yogurt & cereal is available or can be served if required.

The resident’s lounge is on the ground floor & has a mix of easy & hard back chairs.

Drinks are served to guests from our bar area if required.

Bedrooms & Bathrooms

Four rooms are in the main house on the first floor, two rooms are in a converted barn accessed from the paved yard, one on the ground floor & one on the first floor, all are en-suite.

Three rooms in the house have baths & showers the standard double room has a walk in shower.

The ground floor room & first floor room are accessed by three steps or ramp by a sensory garden.

All bedrooms are carpeted, good contrast in colour, have colour TV’s with remote control, moveable furniture.

All rooms have kettles with beverage making facilities, mini bar fridges for milk & water.

Welcome information can be provided in large print by prior arrangement.

There are smoke detectors in all rooms.

All en-suite bathrooms have tiled or laminate flooring.

An excellent range of toiletries are supplied.

All radiators are thermostatically controlled.

Self-catering Kitchen

Parker suite has a small kitchen with, fridge, cooker, toaster, microwave etc.

All crockery & glass ware are supplied with extra cupboard space. Swing bin, fire extinguisher & fire blanket.

There is a free-standing table & chairs on a vinyl floor surface.

Laundry

There is a washer & tumble dryer available in the laundry room accessed up the three steps, past the fountain, under the arch way.

Both are front loading at floor level.

An iron & adjustable ironing board is also available with cloths airer & hooks for hanging damp coats or leaving wet boots or Wellingtons.

COTTAGES

The Hayloft, The Granary & The Garden Room are all accessed up three shallow steps from the parking area, each cottage has allocated parking.

The Hayloft has ground floor king size double room with wet room shower en-suite. Stairway upstairs takes you to twin bedded room with bath & shower en-suite, both with Velux windows operated remotely, if left open will automatically close when it rains. The lounge, kitchen dinning room are all on first floor with arch window overlooking the garden, real flame gas fire.

The Granary has entrance hall with downstairs toilet & cloakroom leading into open plan kitchen, dinning lounge area with log burner, patio doors take you outside to private courtyard with hot tub & outside seating. On first floor you have king size double room ensuite & twin room ensuite, both with bath & shower, remote controlled Velux windows upstairs which close automatically if left open & it rains.

Both these cottages are heated by our Biomass boiler so all radiators are thermostatically controlled.

The Garden room has two more steps to access then it is a detached building with all facilities on one level. Lounge with log burner, sofa, breakfast bar with two stools, table with two chairs, all kitchen facilities. Super king double bed with walk in wardrobe, air conditioner. Bathroom with soaking tub & large walk-in shower, patio doors into courtyard with hot tub. Outside seating at both front & back of property.

Touring Facilities

We have a five van certified site with electric hook ups.

All pitches are accessed from the main drive onto well drained, level, grass pitches.

Grounds & Gardens

We have wrought iron patio furniture (padded cushions available) in the front garden on grass or on hard standing in the patio/barbeque area.

Plenty of wooden seating randomly placed around the grounds.

Croquet is available on request.

The farmyard is not accessible for safety reasons, we are a working farm & heavy machinery will be moving around. Please ask Derek if you have any questions.

You are welcome to walk around the field margins but request  you follow the coloured signs.

Additional Information

We do not allow smoking in any properties.

Pets are not allowed in properties but are welcome to stay in cars & exercised in the grounds.

The house fridge is available on request for medication storage etc.

In the event of fire, we ask you to leave the house calmly & meet by the beech tree, if you require assistance please notify us on checking in.

EE is the best mobile signal; Vodaphone works in the barbeque area or please ask to use the land line.

We are a small business & endeavour to meet your needs where possible, but the house is not permanently manned throughout the day nor are we specialist carers so if you have any specific concerns or queries, please so not hesitate to contact us.
